The Smithfield Zoning Board of Review and the Smithfield Local Board of Review Public Hearings will be held on Wednesday, April 29, 2009 at 7:30 PM, at Smithfield Town Hall, 64 Farnum Pike, Smithfield, Rhode Island when all persons interested will be heard for or against the granting of the following applications:

Minot Ledge Development LLC as applicant and owner of property located at 259 Putnam Pike, listed as Lot 93 on Assessor’s Plat 29 is seeking a Special Use Permit under Section 4.3 (F) 2.2 Restaurant and Entertainment and Variances to deviate from Section 5.4 Table 1 Dimensional Regulations and Section 7.2.C Location of Parking Uses to construct a restaurant with a drive thru window in a Highway Commercial District under the Zoning Ordinance.    

The board will convene as the Local Board of Review to hear the following application:

The Woods, LLC as applicant and Effin’s Last Resort as owner of property located at 325 Farnum Pike, listed as Lot 60E on Assessors Plat 46 located in an Light Industrial/Industrial Zone, are seeking a Comprehensive Permit pursuant to R.I.G.L. 45-53 to construct twenty one (21) condominium units of which six (6) will be sold to persons who qualify under the Low and Moderate Income Housing Act and a forty five hundred (4500) square foot commercial building.

Bickey Development, Inc. as applicant and owner of property located at Dillon Lane and Nicole Court listed as Lots 241, 242 and 243 on Assessor’s Plat 42 is seeking a Comprehensive Permit pursuant to R.I.G.L. 45-53 to construct thirty five (35) condominium units of which nine (9) will be sold to persons who qualify under the Low and Moderate Income Housing Act.

Frank Dupuis as applicant and owner of property located at 67 Greenlake Drive, listed as Lot 57 on Assessor’s Plat 5 is seeking  Variances to deviate from Section 6.2.1.A Accessory Uses and Section 5.4 Table 1 Dimensional Regulations to allow a shed to remain in the front yard in an R-20 District under the Zoning Ordinance.

James Melvin Sr. as applicant and Alco Properties, LLC as owner of property located at 400 George Washington Highway, listed as Lot 4C on Assessor’s Plat 48 are seeking Variances to deviate from Section 8.6.E Illumination of Signs and Section 8.5.A.2 Village, Commercial, Highway Commercial, Planned Corporate, Planned Development, and Industrial Signs to allow six internally illuminated signs and a second free-standing sign in a Highway Commercial District under the Zoning Ordinance.

Bryant University as applicant and owner of property located at 1150 Douglas Pike, listed as Lot 125 on Assessor’s Plat 49 is seeking a Special Use Permit under Section 4.3.D.3 and Section 4.4.D.3 Public and Semi-Public Uses; College to construct two additions to the existing field house in a Planned Development District under the Zoning Ordinance.

The Narragansett Electric Company d/b/a National Grid is seeking an Advisory Opinion to relocate two existing 115 k V transmission lines and construct a new 345 k V transmission line on right of way it owns in the Town of Smithfield. The right of way runs north – south through Smithfield and is located west of I-95 and generally east of Route 5. The plat and lot numbers are as follows: Plat 43, Lots 118, 146,21,21A,95,29,33,33A,4,51,51A,52,72,128,21B,46,5,6,72,95; Plat 46, Lots 118D,108, 109,118, 127,156, 157,158,160,166,172, 260,277,284,285,286,367,369, 64, 64A, 64B,65,91,92, Plat 49,  Lots 109,218,219,228,234,74,79,82,83,85,86,88,89,91,75.The project is located in the following zoning districts: R-80,R-20M,I,LI, and PC.
